Seattle Accessory Dwelling Unit Makes Ideal Space for Mom
Our client loved their existing home in their Lake City neighborhood but needed more room when it became necessary to provide a space for mom. They knew it would also be a worthwhile investment for years because new regulations make selling “mother-in-law” cottages separately from the main home possible. The gain from this investment could be realized as either rental income or a lump sum for their retirement.
We referred our client to one of J & M’s preferred designers, whom we worked with to develop an ideal floorplan with an exterior design in keeping with the existing home’s style. The two-story layout includes a full kitchen, bathroom, a spacious bedroom and loft area, ample storage, and a large great room. The entry leads to the kitchen and great room area, which features beautiful hardwood flooring and abundant recessed lighting overhead.

Tiny House Remodel, Bathroom Addition, and Bathroom Remodel in Seattle’s Queen Anne Neighborhood
Transformation From Shed to Tiny House
Our client had an existing outbuilding—essentially a shed with a living area—on his property, in the Upper Queen Anne area of Seattle. Rents in this area can fetch a premium, and our client wanted to transform this space in order to offer the carriage house as a short-term rental. A property like this one is sometimes referred to as an Accessory Dwelling Unit—#ADU—or a Detached Accessory Dwelling Unit—#DADU. J & M Remodel worked with the Seattle based architectural design firm Atelier Drome for the project design and best use of the space. The addition of a kitchenette was a critical need. Despite the limited amount of available space, we were able to incorporate the necessary utilities necessary for a well appointed short-term rental property. The bathroom space was maximized by way of an enclosed glass shower. Existing wood paneling was salvaged from the interior demolition of the original structure, and was reused to incorporate a warm, rustic feel. We added a sleeping loft accessed via a modular ladder along with skylights and additional custom windows to match the existing home.
Basement Bathroom Addition
Our client’s second project was a finished basement that was to incorporate a kitchen, bath, and laundry area. However, due to budget restraints, we agreed to complete the bathroom addition in the first phase of the project. However, the J & M Remodel team was able to rough-in the electrical and plumbing for the kitchen and laundry rooms, so when the client’s budget permits, the remainder of the project will go smoothly, without any rework. As you can see from the photos below, the bathroom addition turned out beautifully. The use of a light gray and white color scheme really helped to brighten the basement area. The walk-in shower features a custom-built bench and recessed niches that offer a luxurious feel while adding to the practicality of the smaller space for the bathroom. The classic look of Carrara marble will stand the test of time and is period-correct with the home. The herringbone layout of the flooring offers a nice modern pop to the overall look of the space.
Bathroom Remodel
As the J & M Remodel team worked steadily around our client’s home to complete the Carriage House and basement bathroom projects, our client asked if we could tackle one more room. The main house guest bathroom included only a powder bath with a small vanity and toilet. The bathroom has direct access from the guest bedroom, and needed a shower as well. The J & M Remodel team found that there was quite a bit of wasted space that could be reused. The enabled the J & M Remodel team to add a stand up glass-enclosed shower without having to change the overall footprint of the bathroom. Classic white subway tiles were used for the bathroom wall, and complementary hexagon tiles were used for the shower pan. The J & M Remodel team replaced the existing vanity with a small white vanity with a quartz countertop that ties in well with the white shower.
Pioneer Square Condo Conversion
We worked on three separate units within this Pioneer Square building as the owners converted the building from office space to condominiums in response to the Seattle tunnel project. The units were completely renovated, including adding kitchens and bathrooms. Much of the original Pioneer Square architecture remains, with the addition of modern elements that complement the brick and exposed beams.

West Seattle Radius Deck
There are few better ways to add value to a home than with a large, gorgeous deck. Not only is your living space increased this way, but also the overall look a deck adds to your home’s exterior is second to none.
This deck project made good use of the client’s lot, and the curved deck surface and rail added a high-end, custom look to the home.
