Basement ADU for Investment in North Admiral

Warm, inviting living area with open plan layout in this North Admiral basement ADU

Our client wanted to transform the unfinished basement of her large craftsman home into a two-bedroom Accessory Dwelling Unit, with a separate entrance, that she could use as a short-term rental. It was executed perfectly.

This basement apartment features two sizeable bedrooms — one with a queen bed surrounded by built-ins, and the other with two nicely appointed twin beds. A full bathroom with a walk-in shower, a large kitchen, a living room, and a dining area complete the space. The unit includes a stacked washer and dryer, lots of storage with custom closet systems in each closet, and ample cabinet space.

The aesthetic of the unit is warm and inviting — appealing to tenants over many other available rentals. Details such as wainscoting, custom shelving, slim Shaker cabinetry, and thoughtful décor make this unit stand out above the competition. The overall quality craftsmanship provided by J & M will ensure that this investment will withstand many years of tenant use and continue to bring the additional income our client was looking for, without constant maintenance issues.

Luxury Kitchen Renovation in Seattle’s Ravenna Neighborhood

Luxury open concept kitchen renovation with island in Ravenna Seattle

The original kitchen in this 1947 Ravenna home desperately needed updating — aesthetically, as well as for space and functionality. We removed walls to open the kitchen up into the dining and sitting area, and incorporated tons of new cabinetry, including a large island and coffee bar. The colors and design elements were thoughtfully selected by one of Seattle's premier interior designers.

Slim Shaker cabinets, a wrapped beam, and a custom hood with copper trim set this kitchen apart from typical designs. Our renovation didn't stop at the kitchen — the entire sitting and living room received an overhaul with new flooring, paint, trim, lighting, and a statement hearth.

J & M's exquisite craftsmanship is evident throughout, as seen in the tile backsplash that extends to the ceiling with impeccable lines, and the perfectly set fireplace featuring a tile hearth inlaid into the new hardwood floors.

"Working with J&M Remodel was great. They were easy to communicate with and were very responsive during the entire kitchen remodel. Our onsite project manager provided timely updates and answered all questions that we had. All of their sub-contractors were respectful of our project. They stayed on time and we moved back in when we expected to. They took our kitchen walls down and opened up the kitchen to the dining room. New wood floors were laid and all new cabinets installed. They installed new tile in both the kitchen/dining room and the fireplace. We love our new kitchen and get a lot of compliments on it."

Stunning Kitchen Remodel Complements Family’s Mid-Century Modern Seattle Home

Textured Zellige tile catches the west-facing afternoon light in this West Seattle kitchen remodel

This West Seattle home with a view of Puget Sound needed a kitchen update when we met with our clients. They didn't have a vision yet, so we introduced them to one of our preferred designers, who helped bring this moody kitchen to life and complemented the rest of their Mid-Century Modern home exquisitely.

Aside from moving appliances and adding counterspace, the footprint mostly remained the same; however, the new layout's functionality is a big improvement for our clients. Frameless black cabinets with under-lighting, a unique wood-slatted hood, and complementary pulls make this kitchen one-of-a-kind. We especially love the textured Zellige tile, which catches the afternoon light from the west-facing window overlooking the water.

The before-and-after pictures emphasize this stunning transformation.

"We had J&M Remodel remodel our kitchen, and we are thrilled with the results. We also had the living room hardwoods redone at the same time, and it's such a day/night difference. In particular, Christian, Norma, Jose, Peter, and Sergi were such a pleasure to work with, so courteous and really made sure to minimize any inconvenience during the construction."

Seattle Accessory Dwelling Unit Makes Ideal Space for Mom

Kitchen in Seattle 98125 Accessory Dwelling Unit

Our client loved their existing home in their Lake City neighborhood but needed more room when it became necessary to provide a space for mom. They knew it would also be a worthwhile investment for years because new regulations make selling “mother-in-law” cottages separately from the main home possible. The gain from this investment could be realized as either rental income or a lump sum for their retirement.

We referred our client to one of J & M’s preferred designers, whom we worked with to develop an ideal floorplan with an exterior design in keeping with the existing home’s style. The two-story layout includes a full kitchen, bathroom, a spacious bedroom and loft area, ample storage, and a large great room. The entry leads to the kitchen and great room area, which features beautiful hardwood flooring and abundant recessed lighting overhead.

Stunningly Soft and Bright Kitchen in West Seattle

Seattle kitchen remodel by J & M Remodel Seattle, WA. View of the kitchen looking at the large island and back counter area. Picket tile backsplash surrounding the picture window above the kitchen sink. High end appliances and custom cabinetry.

We worked closely with our clients and their designer on a complete kitchen, living room, dining room, and stair remodel, and J & M was able to turn their vision into reality seamlessly. The style of this project is one of our favorites to date. The color palate is incredibly soft and warm, a welcome change from the modern, clean lines we often see. The abundant lighting, ample workspace and storage in the kitchen, including a walk-in pantry, make it beautiful and extremely practical. The storage continues into the dining and living areas with built-in cabinets throughout. The project was a complete success and we were happy when the client left a great review of their experience working with us here:

We LOVE our remodel! We remodeled our kitchen, living room, dining room and stairs. Down to the studs. J&M let us use our own designs that we worked with an external designer on. They had a dedicated contractor on site for the majority of the project, and were open to feedback throughout the process. In the end, we’ve received a high quality, custom renovation that we know will add value to our home. I’m excited to live in this house with these updates for years to come.

As the client mentioned, the contrast between the new design that we executed and the previous areas couldn’t be more different.

Seattle Kitchen Remodel Provides the Perfect Update for Lakefront Home

Huge Kitchen Work Areas with Oversized Refrigerator/Freezer

The best part of this major kitchen renovation was the early collaboration with our client to develop ideas that could maximize their space, accommodate their large family, and get the most out of their project.

Many changes were made, including bringing the lake view to the fore by removing two large walls and arches and installing a large slider and new windows, incorporating a huge kitchen island, two dishwashers to handle their family needs, and a standalone refrigerator and freezer. Design elements included a custom hood wrap, stained glulam ceiling beam, intricate mother-of-pearl tile backsplash and fireplace surround, and many more.

Our client said it best:

“Start to finish this has been the only time I have ever hired a contractor and not only felt completely taken care of but also had the peace of mind that they had my best interest at the top of their priorities.”

“My wife and I could not be happier with the outcome but their guidance through the entire experience is what truly blew our minds.”
