We worked closely with our clients and their designer on a complete kitchen, living room, dining room, and stair remodel, and J & M was able to turn their vision into reality seamlessly. The style of this project is one of our favorites to date. The color palate is incredibly soft and warm, a welcome change from the modern, clean lines we often see. The abundant lighting, ample workspace and storage in the kitchen, including a walk-in pantry, make it beautiful and extremely practical. The storage continues into the dining and living areas with built-in cabinets throughout. The project was a complete success and we were happy when the client left a great review of their experience working with us here:
We LOVE our remodel! We remodeled our kitchen, living room, dining room and stairs. Down to the studs. J&M let us use our own designs that we worked with an external designer on. They had a dedicated contractor on site for the majority of the project, and were open to feedback throughout the process. In the end, we’ve received a high quality, custom renovation that we know will add value to our home. I’m excited to live in this house with these updates for years to come.

The best part of this major kitchen renovation was the early collaboration with our client to develop ideas that could maximize their space, accommodate their large family, and get the most out of their project.
Many changes were made, including bringing the lake view to the fore by removing two large walls and arches and installing a large slider and new windows, incorporating a huge kitchen island, two dishwashers to handle their family needs, and a standalone refrigerator and freezer. Design elements included a custom hood wrap, stained glulam ceiling beam, intricate mother-of-pearl tile backsplash and fireplace surround, and many more.

Our clients were new transplants to the Seattle metropolitan area, choosing to be close to our world-renowned Children’s Hospital. They were unfamiliar with the area but found a rare 1923 home in Montlake. The home was located exactly where they wanted to be but required extensive updating. They contracted with J & M to renovate the kitchen, dining area, staircase, lighting, trim, baseboards, and flooring on both the main level and the basement. The kitchen was extensively renovated by opening up walls and integrating them with the adjacent dining area and living space. The kitchen became the first thing you would see, whether entering through the front or side door of the home. The new layout changed the look of the dark and compartmentalized craftsman style while flowing with the classic lines of the home’s architecture. The kitchen design included top-of-the-line Bosch, Liebherr, and Fisher + Paykel appliances, completely custom cabinetry, and a walk-in pantry with a custom sliding door.

J&M were our contractors for our kitchen remodel. The remodel project involved removing all existing appliances, cabinets, countertops, and lighting, and replacing with new ones, including tiling on the walls.
We kept the basic footprint the same but re-worked some functionality and added a few new features like a wine fridge. We enjoyed working with the entire team throughout the project. Justin was helpful in answering our questions as we selected appliances and prepared for the renovation. He stayed in touch during the project and helped troubleshoot when needed. Roman, our project lead, kept us informed each day on our progress. We knew when they would be at the house to do work and when various subcontractors would be coming as well. Roman and his team spent a lot of time in our house with us during the renovation and were always polite, friendly, and helpful. They took care to clean up their workspaces and answered our many questions.
We love the finished kitchen! It is the kitchen of my dreams and turned out so much better than I imagined! Roman and the team worked so hard to make sure everything looked beautiful and that we were fully satisfied. Our clients loved their neighborhood and wished to find a way to renovate their home rather than move. After awarding the project to J&M Remodel, J&M worked for months with the homeowner to meet the needs of their growing family. Together, we dialed in the details of what became a major renovation project of their home. The project included their kitchen, entry, mudroom, stairs, and lighting, and a full basement remodel on the lower level with a kitchenette, bathroom, primary suite, and laundry room.
The aesthetics of the finished renovation gave this older home new life, with a bright and open floor plan, both upstairs and down, while still incorporating existing elements, like the brick fireplace and hardwood flooring in some areas. The new open floorplan design provided a much-needed solution for this growing family with small children. By eliminating the prior compartmentalized layout upstairs that made it difficult to watch over their children, J&M transformed the over 1,200 feet of newly usable space in their lower level.
While the quality of the work is visible through the renovation, J&M's craftsmanship stands out in the extensively expanded kitchen, including raising the ceilings to open the area up further, and our craftsmanship shines in the millwork throughout the mudroom and office/den. With new flooring and lighting, the entry leads down to the lower level. Downstairs, the previously unfinished area is brand new and includes a laundry room, a large entertainment room that includes a kitchenette, and a small home gym. A primary suite finished the downstairs part of the project, including a complete closet system and a large bathroom. We spared no detail in the downstairs part of the project, and the entire area flows together seamlessly. While we encountered challenges with material lead-times, out-of-stock issues, etc., J&M and our clients quickly reached decisions to stay on track.
The completed renovation complements the style of the home and incorporates well with the existing features mentioned above. We encountered budgetary concerns with overages because this project was budgeted before material prices increased after the project was underway. We met with the homeowner and mapped out a plan to stay on track and ensure the project could be completed with budget increases while remaining on schedule. Everything tied together so nicely upon completion, and the homeowners were thrilled to move back into their brand-new space.

Seattle Bathroom Remodel Projects by J & M Remodel
When originally built, most older homes in Northeast Seattle did not include primary suites and baths. The addition of a primary suite bathroom substantially increased the square footage of our client’s home. The J&M team accomplished this large undertaking by combining the homeowner’s vision, Justin’s layout work, and Carlos’ craftsmanship. The homeowners’ selections of material and design complement the rest of their home while adding a modern feel. Repurposing an existing carport to expand the area ensured that the exterior was as aesthetically pleasing as the interior. The large shower/wet area, including a stand-alone soaking tub, is truly a showstopper.

Our customer contacted J & M Remodel to discuss some great ideas about enlarging their main floor bathroom by taking some square footage from an adjacent bedroom closet. We determined that this could be done, and that the expansion would made a huge difference in the aesthetics and functionality of the bath.
After opening the wall to use the available closet space, we relocated the tub and shower to accommodate a larger vanity. The new vanity provided a dramatic increase in storage space than the original pedestal sink.
Our team added Wainscoting that extends halfway up the wall, offering a rich, dramatic effect. Encaustic-look art porcelain tiles stand out as the showpiece of this space, and go well with the classic subway surround. A large niche with glass shelving offers generous space for shower products, and the directional change of the tile is a great touch.

This guest bathroom had been recently remodeled, but was in need of a new shower surround (walls) as the existing shower surround had been failing. In addition, the tile work previously done for the shower was not up to par. J & M Remodel removed the old shower, and set a new Wedi shower pan (base) and shower surround. The grey grout that the client selected complements the gorgeous Carrara tiles. The grout and tile combination really makes for an eye-catching design. The wall-mounted vanity and sink complete the look of this modern but warm bathroom.

This small, yet functional guest bathroom matches the farmhouse style of the client’s home. The glass blocking in the shower provides ample natural lighting. The wainscoting and pedestal sink make the room feel larger, with a recessed medicine cabinet for additional storage. We used a urethane based Quartzlock grout to insure minimal maintenance for the grout joints on the natural stone tiles. The hardwood floors tied in to the rest of the home and added a nice contrast to the rest of the bathroom’s aesthetics.

We contacted Justin in November 2011 to bid on our project, remodeling the kitchen and both bathrooms. He came right out the next day, quickly did a thorough review of the project, and responded within a couple of days with a competitive, detailed proposal, which we selected from among five other bids.A two-man crew, Nate and James, handled most of the work but four other contractors came on the job at different times for extra hands or when a specialist skill was needed. The crew is great to work with; friendly, courteous, considerate, and diligent. They keep a clean job site, removing trash and debris frequently. We liked that the J and M team was small and easy to work with, but also big enough to bring on more people when required.
J and M handled everything in the remodel except for the cabinetry, countertops, painting, and shower doors, which we contracted out to others, an arrangement which saved us a considerable amount on the job. J and M’s work included all the demolition, rough carpentry, plumbing, electrical, tile, and the finish and trim work. They worked really well with the other contractors, coordinating schedules and working out dependencies as needed. They also bought all required materials with a reasonable markup, but allowed us to buy the more costly items to avoid the markup, often using their contractor discounts saving us even more money.
We worked from rough designs, which led to frequent changes, including a few major changes. They were very flexible, handling everything, working with us to get exactly what we wanted. We did find that it was important to write down changes—an email was enough—as some things were dropped when communicated verbally.
Some changes were the result of problems uncovered during the remodel. The crew always communicated things quickly as they came up, and were very creative, usually giving us several options to solve the problem. For example, we got stuck trying to work out how to install an electrical outlet on the kitchen island, and Nate worked out a way to cut down some plug mold to fit perfectly on the island trim. It looks great!
The craftsmanship was generally above average and in some cases, excellent. They will take on anything, but were best with rough construction, woodwork, tile, electrical and plumbing. They had trouble with the floors and some finish details.
The oak floors required sanding, staining and sealing, and they struggled to get a consistent, smooth finish after going well over budget on the sanding. It was partly due to the challenging nature of the floor—uneven, out of level surface and grain variation—and partly limited experience on their part. I want to emphasize that they absorbed most of the cost overrun, and in the end, the floors look good, but this part of the job definitely pushed their limits.
They are also easy to do business with. Their invoices are timely, detailed, and easy to understand. They provide receipts for all purchases, were quick to respond to billing questions, and have been very reasonable in working out any issues that came up.
They started on schedule in mid-January, and finished a bit later than planned, about 10 weeks later—reasonable for the size of the job and the number of changes that we made. We were generally happy with their progress throughout but did have to push at the end to get things wrapped up.
We love all three rooms, they turned out even better than expected, and really make the house beautiful.
Overall, we are very happy with J and M. They are reliable and responsive, and will provide quality contracting work at a reasonable cost, but you do need to spend time working with them on the project to get the best result. We will work with J and M again as well, already scheduling a media room project and potentially a studio/office remodel. That probably says as much as anything about our level of satisfaction.

Originally, this master bathroom was very dated, yet it had a nice functional footprint. It was important for our clients to have an updated bathroom that also increased their enjoyment of the sweeping views of the Puget Sound. The natural look of Travertine tiles appealed to our clients, and they chose an accent border and paint to complete the look. The jetted soaking tub with an extra-large tub deck provides a nice place to take in the view. The frameless shower door maintains the open feeling of the room, and allows for light throughout. Finally, heated flooring was included throughout the bathroom, including the shower.

Seattle ADU and Other Remodel Projects by J & M Remodel
Our client loved their existing home in their Lake City neighborhood but needed more room when it became necessary to provide a space for mom. They knew it would also be a worthwhile investment for years because new regulations make selling “mother-in-law” cottages separately from the main home possible. The gain from this investment could be realized as either rental income or a lump sum for their retirement.
We referred our client to one of J & M’s preferred designers, whom we worked with to develop an ideal floorplan with an exterior design in keeping with the existing home’s style. The two-story layout includes a full kitchen, bathroom, a spacious bedroom and loft area, ample storage, and a large great room. The entry leads to the kitchen and great room area, which features beautiful hardwood flooring and abundant recessed lighting overhead.

Transformation From Shed to Tiny House
Our client had an existing outbuilding—essentially a shed with a living area—on his property, in the Upper Queen Anne area of Seattle. Rents in this area can fetch a premium, and our client wanted to transform this space in order to offer the carriage house as a short-term rental. A property like this one is sometimes referred to as an Accessory Dwelling Unit—#ADU—or a Detached Accessory Dwelling Unit—#DADU. J & M Remodel worked with the Seattle based architectural design firm Atelier Drome for the project design and best use of the space. The addition of a kitchenette was a critical need. Despite the limited amount of available space, we were able to incorporate the necessary utilities necessary for a well appointed short-term rental property. The bathroom space was maximized by way of an enclosed glass shower. Existing wood paneling was salvaged from the interior demolition of the original structure, and was reused to incorporate a warm, rustic feel. We added a sleeping loft accessed via a modular ladder along with skylights and additional custom windows to match the existing home.
Basement Bathroom Addition
Our client’s second project was a finished basement that was to incorporate a kitchen, bath, and laundry area. However, due to budget restraints, we agreed to complete the bathroom addition in the first phase of the project. However, the J & M Remodel team was able to rough-in the electrical and plumbing for the kitchen and laundry rooms, so when the client’s budget permits, the remainder of the project will go smoothly, without any rework. As you can see from the photos below, the bathroom addition turned out beautifully. The use of a light gray and white color scheme really helped to brighten the basement area. The walk-in shower features a custom-built bench and recessed niches that offer a luxurious feel while adding to the practicality of the smaller space for the bathroom. The classic look of Carrara marble will stand the test of time and is period-correct with the home. The herringbone layout of the flooring offers a nice modern pop to the overall look of the space.
Bathroom Remodel
As the J & M Remodel team worked steadily around our client’s home to complete the Carriage House and basement bathroom projects, our client asked if we could tackle one more room. The main house guest bathroom included only a powder bath with a small vanity and toilet. The bathroom has direct access from the guest bedroom, and needed a shower as well. The J & M Remodel team found that there was quite a bit of wasted space that could be reused. The enabled the J & M Remodel team to add a stand up glass-enclosed shower without having to change the overall footprint of the bathroom. Classic white subway tiles were used for the bathroom wall, and complementary hexagon tiles were used for the shower pan. The J & M Remodel team replaced the existing vanity with a small white vanity with a quartz countertop that ties in well with the white shower.
We worked on three separate units within this Pioneer Square building as the owners converted the building from office space to condominiums in response to the Seattle tunnel project. The units were completely renovated, including adding kitchens and bathrooms. Much of the original Pioneer Square architecture remains, with the addition of modern elements that complement the brick and exposed beams.
