Beacon Hill Home Remodel is a Designer’s Dream

By Mandy |
Seattle Kitchen Remodel Projects by J and M Remodel-Beacon Hill

A client who J & M worked with several times referred the owners of a North Beacon Hill home built in 1924 to J & M Remodel. The homeowners contacted us to discuss a significant addition and renovation to their home. As their family grew over the years, the homeowners realized that they needed more space in their Seattle home. Deciding to stay in the house and remodeling instead of moving was an easy choice. Their home location is near downtown Seattle and is close to excellent parks and schools.

After accepting the project, we learned that J & M would be working with Atelier Drome, a Seattle-based architectural firm. Teaming with Atelier Drome again was pleasant news. J & M partnered with Atelier Drome on several challenging projects.

The Beacon Hill project’s major work item was adding a bump-out of the home’s complete back end that increased the house’s square footage. The bump-out includes an extensive remodel of the kitchen, a downstairs kitchenette, another bathroom, and a hobby area. A new, large deck off the bump-out completed the requirements for that part of the project.

The J & M crew overcame several challenges during the project. The biggest challenge was that the project required below-grade—below ground level—excavation. The excavation was necessary before framing the addition could begin.

While the bump-out addition is the centerpiece of the project, the design included more updates. J & M also remodeled a full bath and a master bath as part of this project. The remodel also includes new flooring, an inset tile to hardwood transition, staircase, desk nook, and a butler’s pantry.

Kitchen Remodel in West Seattle’s Belvidere Neighborhood

By Mandy |
Kitchen Remodel Projects in Seattle WA by J and M Remodel-2

J & M Remodel recently completed a kitchen renovation in the Belvidere neighborhood of West Seattle. Our customer decided that it was time to update the kitchen into a beautiful place their family would enjoy spending time in, complimented by a stunning Puget Sound view from the kitchen window.

The footprint of the kitchen remained the same. Justin suggested that J & M Remodel could extend the peninsula that separated the kitchen work area and the kitchen table. The extended peninsula provides additional cabinetry and counterspace. We also installed a dry bar using custom cabinetry that matches those J & M Remodel installed in the kitchen that ties the whole room together.

As you view the photos of the kitchen remodel project, you’ll take note of the soft gray custom cabinets with brass hardware that are a key feature of the project. The cabinets are top quality, and include built-in organizers, a wine cabinet, and a glass display cabinet in the dry bar area. The under cabinet lighting that J & M Remodel installed beautifully illuminates the white quartz countertop. The use of white subway tiles throughout the entire kitchen tastefully blends with the striking light fixtures and hardware. Power outlets were installed vertically to flow with the tile layout.

The large dark gray floor tiles, with contrasting white grout, flow seamlessly into the adjacent hall which features another brass accented light fixture. The new kitchen appliances include matching wine and beverage refrigeration.

The completed kitchen remodel project is both functional and classically stylish, resulting in a cohesive update that will stand the test of time (and trends) that our delighted clients will enjoy for years to come.

Capitol Hill Chef’s Kitchen

By Mandy |
Kitchens by J & M Remodel, Seattle, WA

The owners of this Capitol Hill home love to cook; in particular, they love to bake. They needed a complete kitchen renovation that would offer an open concept with exceptional functionality. Using the tile up the wall offered a great look and easy cleanup option. Top of the line appliances and a butcher-block island completed the look.

06/01/2012 – Mitch A. (Angie’s List Review)
We contacted Justin in November 2011 to bid on our project, remodeling the kitchen and both bathrooms. He came right out the next day, quickly did a thorough review of the project, and responded within a couple of days with a competitive, detailed proposal, which we selected among five other bids.

Most of the work was handled by a two-man crew, Nate and James, but four other contractors came on the job at different times for extra hands or when a specialist skill was needed. The crew is great to work with; friendly, courteous, considerate, and diligent. They keep a clean job site, removing trash and debris frequently. We liked that the J and M team was small and easy to work with, but also big enough to bring on more people when required.

J and M handled everything in the remodel except for the cabinetry, countertops, painting, and shower doors, which we contracted out to others, an arrangement which saved us a considerable amount on the job. J and M’s work included all the demolition, rough carpentry, plumbing, electrical, tile, and the finish and trim work. They worked really well with the other contractors, coordinating schedules and working out dependencies as needed. They also bought all required materials with a reasonable markup, but allowed us to buy the more costly items to avoid the markup, often using their contractor discounts saving us even more money.

We worked from rough designs, which led to frequent changes, including a few major changes. They were very flexible, handling everything, working with us to get exactly what we wanted. We did find that it was important to write down changes—an email was enough—as some things were dropped when communicated verbally.

Some changes were the result of problems uncovered during the remodel. The crew always communicated things quickly as they came up, and were very creative, usually giving us several options to solve the problem. For example, we got stuck trying to work out how to install an electrical outlet on the kitchen island, and Nate worked out a way to cut down some plug mold to fit perfectly on the island trim. It looks great!

The craftsmanship was generally above average and in some cases, excellent. They will take on anything but were best with rough construction, woodwork, tile, electrical and plumbing. They had trouble with the floors and some finish details.

The oak floors required sanding, staining and sealing, and they struggled to get a consistent, smooth finish after going well over budget on the sanding. It was partly due to the challenging nature of the floor—uneven, out of level surface and grain variation—and partly limited experience on their part. I want to emphasize that they absorbed most of the cost overrun and in the end the floors look good, but this part of the job definitely pushed their limits.

They are also easy to do business with. Their invoices are timely, detailed and easy to understand. They provide receipts for all purchases, were quick to respond to billing questions and have been very reasonable in working out any issues that came up.

They started on schedule in mid-January, and finished a bit later than planned, about 10 weeks later—reasonable for the size of the job and the number of changes that we made. We were generally happy with their progress throughout but did have to push at the end to get things wrapped up.

We love all three rooms, they turned out even better than expected and really make the house beautiful.

Overall, we are very happy with J and M. They are reliable and responsive, and will provide quality contracting work at a reasonable cost, but you do need to spend time working with them on the project to get the best result. We will work with J and M again as well, already scheduling a media room project and potentially a studio/office remodel. That probably says as much as anything about our level of satisfaction.

Commercial Kitchen for West Seattle Business

By Mandy |
Kitchens by J & M Remodel, Seattle, WA

A West Seattle business that needed to update their commercial kitchen contacted J & M Remodel about the project. The kitchen needed to remain extremely functional, and the project had to fit within a very tight budget that the business allocated for the kitchen remodel. The final result turned out very well, and we were able to complete the kitchen within the client’s budget and timeline.

How to Successfully Remodel Kitchens in Seattle

Your Guide to a Dream Kitchen Remodel with J & M Remodel

By Mandy |
Your guide to a stunning kitchen remodel by J & M Remodel, Seattle, WA

A kitchen remodel can redefine your home, making it the perfect space for cooking, entertaining, and creating memories. Whether you dream of a sleek, modern kitchen or a cozy, traditional hub, our team at J & M Remodel is here to bring your vision to life. This guide will walk you through planning, designing, and completing your kitchen remodel, empowering you to achieve a stunning, functional space with confidence.

Why Remodel Your Kitchen?

A kitchen remodel offers numerous benefits:

  • Boost Home Value: In Seattle, a well-designed kitchen can yield up to a 70% return on investment when selling your home.
  • Enhance Functionality: Create a space tailored to your cooking, entertaining, or family needs.
  • Modernize Your Home: Update outdated layouts or appliances with energy-efficient, stylish solutions.

At J & M Remodel, we specialize in crafting custom kitchens that blend beauty, durability, and practicality, ensuring your remodel exceeds expectations.

Define Your Vision and Goals

Start by clarifying what you want from your new kitchen. Ask yourself:

  • Do you need more counter space for meal prep?
  • Is an island essential for entertaining guests?
  • Are you aiming for an open-concept layout or a cozy nook?

Gather inspiration from J & M’s kitchen portfolio. List your must-haves (e.g., extra storage) versus nice-to-haves (e.g., a wine cooler). This clarity helps our team craft a kitchen that perfectly suits your lifestyle.

Set a Realistic Budget

Kitchen remodels in Seattle vary widely based on scope, materials, and finishes. A kitchen remodel with new cabinets, quartz countertops, updated appliances is less expensive than a project that includes custom cabinetry, high-end appliances, and structural changes.

Key cost factors include material choices (e.g., granite vs. quartz), layout changes (e.g., removing walls), new appliances (if any), and labor. J & M provides transparent cost estimates to keep your project on track.

Why trust J & M Remodel?

Our approach means one team handles your project from vision to completion, saving time and reducing stress. With years of experience in Seattle’s unique market, we navigate local regulations and deliver eco-friendly, high-quality results. Our clients praise our clear communication and attention to detail—see our “Kitchen remodel transforms Montlake home for new Seattle residents” project for an example of our craftsmanship. Partner with us for a remodel that reflects your style and needs.

Navigate Permits and Regulations

Seattle’s strict building codes require permits for electrical, plumbing, or structural changes (e.g., removing load-bearing walls). J & M Remodel streamlines the process by submitting applications through the Seattle Services Portal. We ensure compliance with energy codes and zoning rules, with permit costs typically ranging from $1,000–$3,000. Our expertise minimizes delays, so your project stays on schedule.

Design Your Dream Space

Our team has great ideas based on years of experience to help you design your kitchen, or we can collaborate with a designer you’ve chosen to create a kitchen that’s both beautiful and functional. During the design phase, you’ll:

  • Choose layouts (e.g., open-concept or L-shaped).
  • Select materials for the cabinetry and countertops.
  • Pick appliances, lighting, and finishes that reflect your style and needs.

Construction Process

The construction phase transforms your design into reality. Timeframes vary depending on the scope of your project. Your schedule will be determined after you’ve chosen your design and we’ve created an estimate to realize it. Typical steps include:

  • Demolition: Remove old cabinets, flooring, or walls.
  • Rough-In: Install plumbing, electrical, and framing.
  • Installation: Add cabinetry, countertops, and appliances.
  • Finishing: Install backsplash, lighting, and final touches.

Noise and dust are normal, but J & M minimizes disruption with daily cleanups and clear schedules.

Final Touches and Walkthrough

As construction wraps up, we install final elements like your backsplash, pendant lights, and appliances. J & M conducts a thorough quality check to ensure every detail meets our high standards. During the final walkthrough, you’ll review the space with our team to confirm it matches your vision. Any minor adjustments are handled promptly, ensuring your complete satisfaction.

Enjoy Your New Space

Your new kitchen is ready to shine!

Host a dinner party, bake with family, or simply enjoy your morning coffee in a space designed just for you. We’d love to hear about your experience—share your feedback or refer J & M to friends!

Tips for Success

  • Maximize Storage: Incorporate pull-out drawers, lazy Susans, or a custom pantry for efficiency.
  • Communicate Early: Share your vision and priorities during the design phase to avoid costly changes later.
  • Plan for Disruption: Discuss temporary kitchen solutions with J & M to ease the construction phase.

Seattle Bathroom Remodel Projects by J & M Remodel

Northeast Seattle Bathroom Remodel

By Mandy |
North Seattle bathroom remodel 2

When originally built, most older homes in Northeast Seattle did not include primary suites and baths. The addition of a primary suite bathroom substantially increased the square footage of our client’s home. The J&M team accomplished this large undertaking by combining the homeowner’s vision, Justin’s layout work, and Carlos’ craftsmanship. The homeowners’ selections of material and design complement the rest of their home while adding a modern feel. Repurposing an existing carport to expand the area ensured that the exterior was as aesthetically pleasing as the interior. The large shower/wet area, including a stand-alone soaking tub, is truly a showstopper.

Our customer put it best in the project review that they posted on J&M Remodel’s Google Business Profile.
“Carlos was great to work with! He kept us informed throughout the whole project and was on top of everything. There was a lot of different decision making throughout the bathroom addition we overlooked but Carlos was on top of it with giving suggestions and ideas to help make our dream bathroom become reality. If you get work done from J&M don’t hesitate to ask for Carlos to be on your project he really made the whole process smooth.”

Update: We are very pleased to announce that the Master Builders Association of King and Snohomish Counties awarded J & M Remodel the 2022 REX Award in the Bath Excellence: $75,000-$110,000 nominated category for this project. We've posted more details about the award on our About Us page.

Seattle Bathroom Remodel Enlarges the Bath and Delights Our Customer

By Mandy |
2019 REX award winning Bathroom Remodel Project in Seattle WA by J and M Remodel-52544 5th Ave SW Seattle 98146

Our customer contacted J & M Remodel to discuss some great ideas about enlarging their main floor bathroom by taking some square footage from an adjacent bedroom closet. We determined that this could be done, and that the expansion would made a huge difference in the aesthetics and functionality of the bath.

After opening the wall to use the available closet space, we relocated the tub and shower to accommodate a larger vanity. The new vanity provided a dramatic increase in storage space than the original pedestal sink.

Our team added Wainscoting that extends halfway up the wall, offering a rich, dramatic effect. Encaustic-look art porcelain tiles stand out as the showpiece of this space, and go well with the classic subway surround. A large niche with glass shelving offers generous space for shower products, and the directional change of the tile is a great touch.

Here's a portion of the five-star review that our customer left about the project on our Google listing. You can access our reviews on Google and other sites on our Reviews page:

“We had the very best bathroom remodel experience with J & M [Remodel]. We received a handful of bids, with theirs right in the middle as far as price, but way above the rest as far as detail and professionalism. From beginning to end, this was painless. The final invoice was very close to the original bid, and the job was finished in exactly the amount of time promised.”

Update in May, 2019: J & M Remodel's work on this project won the coveted REX award for bathroom remodel projects in our entry category! There are more details on our Reviews page.

West Seattle Bathroom with Carrara Tile Shower

By Mandy |
Bathrooms by J&M Remodel, Seattle, WA

This guest bathroom had been recently remodeled, but was in need of a new shower surround (walls) as the existing shower surround had been failing. In addition, the tile work previously done for the shower was not up to par. J & M Remodel removed the old shower, and set a new Wedi shower pan (base) and shower surround. The grey grout that the client selected complements the gorgeous Carrara tiles. The grout and tile combination really makes for an eye-catching design. The wall-mounted vanity and sink complete the look of this modern but warm bathroom.

Guest Bathroom on Capitol Hill

By Mandy |
Bathrooms by J & M Remodel, Seattle, WA

This small, yet functional guest bathroom matches the farmhouse style of the client’s home. The glass blocking in the shower provides ample natural lighting. The wainscoting and pedestal sink make the room feel larger, with a recessed medicine cabinet for additional storage. We used a urethane based Quartzlock grout to insure minimal maintenance for the grout joints on the natural stone tiles. The hardwood floors tied in to the rest of the home and added a nice contrast to the rest of the bathroom’s aesthetics.

Sound View Master Bathroom

By Mandy |
Bathrooms by J & M Remodel, Seattle, WA

Originally, this master bathroom was very dated, yet it had a nice functional footprint. It was important for our clients to have an updated bathroom that also increased their enjoyment of the sweeping views of the Puget Sound. The natural look of Travertine tiles appealed to our clients, and they chose an accent border and paint to complete the look. The jetted soaking tub with an extra-large tub deck provides a nice place to take in the view. The frameless shower door maintains the open feeling of the room, and allows for light throughout. Finally, heated flooring was included throughout the bathroom, including the shower.

J and M rocks! We’re almost finished with our 2nd project with them – guest bath remodel and it’s stunning. Nate did an awesome job and is a pleasure to work with. I’m torn about telling too many people about these guys… we have another bathroom to remodel and I don’t want them to get so busy they can’t fit me in! 🙂 Highly recommend Justin and his team.

  • Demolition: Remove old fixtures, tiles, or drywall.
  • Rough-In: Install plumbing, electrical, and waterproofing.
  • Installation: Add fixtures, tiles, and vanities.
  • Finishing: Install mirrors, lighting, and accessories.

Temporary loss of bathroom access is common, but J & M coordinates schedules to minimize inconvenience, ensuring clear communication throughout.

Seattle ADU and Other Remodel Projects by J & M Remodel

Seattle Accessory Dwelling Unit Makes Ideal Space for Mom

By Mandy |
Kitchen in Seattle 98125 Accessory Dwelling Unit

Our client loved their existing home in their Lake City neighborhood but needed more room when it became necessary to provide a space for mom. They knew it would also be a worthwhile investment for years because new regulations make selling “mother-in-law” cottages separately from the main home possible. The gain from this investment could be realized as either rental income or a lump sum for their retirement.

We referred our client to one of J & M’s preferred designers, whom we worked with to develop an ideal floorplan with an exterior design in keeping with the existing home’s style. The two-story layout includes a full kitchen, bathroom, a spacious bedroom and loft area, ample storage, and a large great room. The entry leads to the kitchen and great room area, which features beautiful hardwood flooring and abundant recessed lighting overhead.

Seattle Remodel Features Designer Touches

By Mandy |

We are grateful for all of our customers, no matter the size or complexity of their projects. We have been fortunate on quite a few occasions to work for customers who are in the home design business. That was the case with our recent Seattle customer, who had quite a few ideas about the work we performed on the kitchen and bathrooms in her home. Her choice of finishes and design really helped make the project pop and was a joy to work on. Our customer enjoyed the experience and the result, and left us a great five-star Google review that you can read below or see the original at this link:

“Our experience with working with J&M Remodel exceeded our expectations and then some! We had our whole house remodeled including the kitchen and bathrooms and from start to finish the crew at J&M were easy to work with-they listened, the work down to the last detail was impeccable and they truly cared about the work they were doing, including staying within budget. We would recommend J&M in a heartbeat to anyone who is looking for a contractor that will get the job done right, on time and granted nothing unexpected is uncovered, on budget. Thank you to Justin, Mandy, Ryan and Carlos for making our old, falling apart home beautiful-we can’t wait to move back in!”

Tiny House Remodel, Bathroom Addition, and Bathroom Remodel in Seattle’s Queen Anne Neighborhood

By Mandy |
Carriage House Remodel Project in the Queen Anne neighborhood of Seattle WA by J and M Remodel

Transformation From Shed to Tiny House

Our client had an existing outbuilding—essentially a shed with a living area—on his property, in the Upper Queen Anne area of Seattle. Rents in this area can fetch a premium, and our client wanted to transform this space in order to offer the carriage house as a short-term rental. A property like this one is sometimes referred to as an Accessory Dwelling Unit—#ADU—or a Detached Accessory Dwelling Unit—#DADU.  J & M Remodel worked with the Seattle based architectural design firm Atelier Drome for the project design and best use of the space. The addition of a kitchenette was a critical need. Despite the limited amount of available space, we were able to incorporate the necessary utilities necessary for a well appointed short-term rental property. The bathroom space was maximized by way of an enclosed glass shower. Existing wood paneling was salvaged from the interior demolition of the original structure, and was reused to incorporate a warm, rustic feel. We added a sleeping loft accessed via a modular ladder along with skylights and additional custom windows to match the existing home.

Basement Bathroom Addition

Our client’s second project was a finished basement that was to incorporate a kitchen, bath, and laundry area. However, due to budget restraints, we agreed to complete the bathroom addition in the first phase of the project. However, the J & M Remodel team was able to rough-in the electrical and plumbing for the kitchen and laundry rooms, so when the client’s budget permits, the remainder of the project will go smoothly, without any rework. As you can see from the photos below, the bathroom addition turned out beautifully. The use of a light gray and white color scheme really helped to brighten the basement area. The walk-in shower features a custom-built bench and recessed niches that offer a luxurious feel while adding to the practicality of the smaller space for the bathroom. The classic look of Carrara marble will stand the test of time and is period-correct with the home. The herringbone layout of the flooring offers a nice modern pop to the overall look of the space.

Bathroom Remodel

As the J & M Remodel team worked steadily around our client’s home to complete the Carriage House and basement bathroom projects, our client asked if we could tackle one more room. The main house guest bathroom included only a powder bath with a small vanity and toilet. The bathroom has direct access from the guest bedroom, and needed a shower as well. The J & M Remodel team found that there was quite a bit of wasted space that could be reused. The enabled the J & M Remodel team to add a stand up glass-enclosed shower without having to change the overall footprint of the bathroom. Classic white subway tiles were used for the bathroom wall, and complementary hexagon tiles were used for the shower pan. The J & M Remodel team replaced the existing vanity with a small white vanity with a quartz countertop that ties in well with the white shower.

Pioneer Square Condo Conversion

By Mandy |
Projects by J & M Remodel, Seattle, WA

We worked on three separate units within this Pioneer Square building as the owners converted the building from office space to condominiums in response to the Seattle tunnel project. The units were completely renovated, including adding kitchens and bathrooms. Much of the original Pioneer Square architecture remains, with the addition of modern elements that complement the brick and exposed beams.

There are few better ways to add value to a home than with a large, gorgeous deck. Not only is your living space increased this way, but also the overall look a deck adds to your home’s exterior is second to none.

This deck project made good use of the client’s lot, and the curved deck surface and rail added a high-end, custom look to the home.
